ROSHN commences handover of its homes at SEDRA to customers years ahead of schedule

Saudi Arabia’s leading real estate developer has completed construction ahead of schedule, moving the kingdom a step closer to realising Vision 2030

Real estate gigaproject developer ROSHN has begun the handover process to customers at SEDRA – its landmark development in northern Riyadh. SEDRA’s Phase 1 consists of 3,408 three- and four-bedroom houses with handover commencing on a neighbourhood-by-neighbourhood basis.

David Grover, the Group CEO of ROSHN, stated that this is “a historic moment” for the developer.

Ranging from duplexes to townhouses and villas, with an average land area of 285 square metres, ROSHN is also the first Saudi gigaproject to deliver to customers, beating its own construction timeline.

The first phase of delivery (SEDRA 1A) will include 1,117 duplexes, 664 townhouses, and 1,267 villas. SEDRA’s infrastructure, including roads, utility networks, and public realm was also developed in parallel to give home buyers a high-quality living environment within the SEDRA community.

Commenting on the milestone, Grover pointed out that the customers in possession of their homes today will be the first residents of what will become a community of 130,000 people breathing new life into northern Riyadh.

Supporting Saudi Vision 2030

Powered by Saudi Arabia’s Public Investment Fund (PIF), ROSHN is delivering on its mandate of bringing a new concept of integrated living to the kingdom, while supporting Vision 2030 and contributing towards increasing Saudi citizens’ home ownership to 70%.

Through SEDRA the developer is also revitalising northern Riyadh with neighbourhoods designed from the outset with amenities and attractive public spaces – a combination which, according to the developer, has proven to be in high demand.

Speaking exclusively to Construction Week Saudi, Sabah Barakat, Group Chief Operating Officer at ROSHN, said: “We are bringing a raft of new concepts to the domestic real estate market, from open, living streets to comprehensive, tech enabled community management, and the brisk sales at SEDRA show that consumers are embracing these concepts.”

A new way of living

Launched late last year, SEDRA – a 20 million square metre project – will be developed over eight phases and comprise more than 30,000 homes at the end of project completion.

Invested in improving the quality of life for Saudi citizens, ROSHN is introducing a new way of living to the kingdom. This is supported by pedestrian-friendly streets, green spaces, and a rich array of civic, retail, sports, and leisure amenities aimed towards offering healthy and fulfilling lifestyles to its residents.

Additionally, customers will benefit from international standards in real estate, including advanced modular construction techniques, smart irrigation technologies, comprehensive maintenance, and service schedules, with technology playing an essential role in SEDRA homeowner’s lives.

ROSHN is integrating a digital backbone into its neighbourhoods, allowing residents to use the latest technologies from inside their homes.

Barakat added: “Smart design and technology is making the lives of our customers easier while bringing new efficiencies that limit our impact on the environment – it’s a win-win situation.”

ROSHN’s expansion outside Riyadh

ROSHN also announced its second development in the kingdom earlier this year: ALAROUS.

Being built on the kingdom’s west coast, ALAROUS will add more than 18,000 new homes to northern Jeddah’s housing stock while featuring signature ROSHN amenities. These will include the ‘open living’ design principle, which is building around public spaces, green areas, and communal facilities such as the local majlis.

In addition, neighbourhoods will also incorporate ‘living’ characteristics, such as curb-less roads and homes without perimeter walls.

The developer is building communities in nine Saudi Arabian cities across four regions, constituting an area of more than 200 million square metres.
